Preparing Your Home To Sell Properly Can Be The Best Investment You Make.

First impressions make a significant impact on a buyer's decision-making process!

Once your home goes on the market, it becomes a product for sale.  Home Styling or Staging simply allows you to highlight the best of your home (product) and de-emphasize its flaws. It's not about decorating or actually turning your home into a model but ALL  about appealing to the broadest possible range of prospective buyers. The goal is to eliminate the obstacles and to make people feel like they could actually live there. Much of this is simply done if you just  "neutralize" the whole house.

Most of the following things you can do for little or no expense but will put a home in prime showing shape. Remember how you felt that last time you went to a store that was poorly run and the merchandise poorly displayed. You probably left without buying anything and probably vowed to never return. Don't let buyers feel that way about your home! Even if it is not the perfect fit for a particular buyer leave them with a good impression! They may know someone else ready to buy.


Clear out closets and clutter— give away or pack up toys, linens, and nick-knacks anything and everything you will not be using in the next three months is a perfect candidate!  De-personalize the home by removing photos, mementos, and all worn and dated items. Is there a wall or a spot or two where some touch-up paint could really help? Did you let one of the kids paint their room purple? Now is the time to go back to basic off white.  Storage boxes neatly tucked away in a garage or basement look like you mean business and help save you time when you really do move.


Go out to the curb and walk back into your home. Look for things that are not up to par.  Does the bush under the window need a trim?  Is the doorknob loose? Does it need to be polished? Focus most on the most visible and popular areas of the home first—the entry, kitchen, living room, master bedroom, and family room or den.


Use plants in colorful pots or some baskets and dried arrangements to fill in empty spaces,  Set the dining room table with attractive linens, dishes, and stemware,  look at home and garden catalogs for little details on primping up the home. Arrange just a few books on the bookshelf, try angling some pieces of furniture slightly and make sure furniture is about 4 inches to 6 inches from the wall.  Just don't lose sight of the fact that you are going for the generic, neutral look and .....Less is so much More!

When you are serious about selling you must:

1-Trim trees, prune shrubs and make sure the lawn is mowed and watered regularly.
2-Hire a professional service to clean the home, including the carpets and the windows.
3-Use as much natural light as possible. Leave lamps on in dark rooms or corners.
4-Make  all functional repairs—fix dripping faucets, sticking doors, and broken fence rails.

Even if you do nothing else the 4 things listed above will make you money.  Time and again I have seen buyers fall in love with a property that actually did not exactly match their needs. SO why did they love it and buy it?  Because it was clean light and bright and appeared well cared for. Huge pluses for any buyer!

Selling your home is like selling any product. You want to maximize the appeal of that product. You can spend a lot of money but you do not have to. However, you CAN and WILL maximize your profit if you follow the four MUST do's listed above.

There are so many great neighborhoods in Palm Springs. You may already have your favorite or just be starting on your discovery to finding the perfect one for you. The picture above is for the ALTA community in South Palm Springs. An ultra-modern home community that is walled and gated.

One thing you'll notice in Palm Springs is that there are not many gated neighborhoods. Some of the condo complexes are partially gated, usually just the streets, but it is rare to find many totally walled and gated complexes in Palm Springs proper. Individual properties like those in Old Las Palmas are frequently gated and walled but whole communities are rare.  Some examples are Mountain Gate, in North Palm Springs, and Andreas Palms in the South. The Morrison & Vibe townhomes in central Palm Springs are gated. 

Once you get out to Rancho Mirage, Palm Desert CA Homes For Sale, and La Quinta the gated communities are much more common and there are some very large ones like PGA West, Mission Hills, and Sun City.

Indio California Information

City Of Indio Offical LogoIndio California was incorporated in 1930 and is the oldest and largest city in the Coachella Valley. The current population is over 80,000 residents.  The median age of this city is 34.1 years.  Signs welcoming you to Indio will say "City Of Festivals" and it is easy to see why when you start reading about all the events below. The City began life as a railroad town, with the Southern Pacific Railroad Depot. Golf has always been a part of that history with records showing the second Golf Course built in the city about 1947 – now know as Indian Palms Country Club.

Agriculture played a big part in the history of the city and the Date was the king of it all. For many years the city was called the Date Capital of the United States and since the 1940s has played host to the National Date Festival. In modern times during Desert Storm in the 1990s millions of pounds of Indio Dates were airlifted to the Middle east to feed the refugees from the conflict there.

Today Indio is a diverse community with a strong commercial segment, the FairGrounds, golf resorts, planned developments, Casino with events center, hotel and golf course,  condos, a major hospital, and the County Court systems within city limits. The College of the Desert expects to locate an East Valley campus in Indio in the near future.

Indio plays host to two of the fastest-growing music festivals in the country Coachella Fest and Stagecoach Festival as well as Art shows, the Tamale Festival, and the National Date Festival.

Some of the Indio advantages include lower business costs and a higher quality of life, low-cost utilities, quality public services, State Enterprise Zone tax benefits, business-friendly government and location, location, location.

Indio is also home to the Coachella Valley History Museum

The museum campus contains the Smiley-Tyler House, a 1926 adobe home that houses the main exhibits, the historic 1909 Schoolhouse, and the soon to be opened Date Museum. Also, the spacious grounds hold a variety of gardens, including a Memorial Date Garden, a Japanese Garden, and the oldest Cork Oak tree in the Coachella Valley. Other highlights include our Submarine house, a blacksmith shop, and the archives for the Historical Society.

The museum is located at 82-616 Miles Avenue, Indio, CA 92201, near Old Town Indio.

The Questions you Must Ask Your Home Inspector

The home inspection period on your new property is crucial.  Be sure you know what is important and what is not. Asking the right questions can save you BIG $.Dollar Sign

The 3 Categories to Pay attention to!  Home inspectors provide an important service by letting you know the physical condition of the property at the time of inspection. To produce the most accurate report possible the report will contain three categories of notes.

>The first category is cosmetic:  things like a chipped tile, a window that is sticky, or a burned-out light bulb. Those smaller items are good to know and can be the start of a handy man's to-do list one you close but they are not the crucial items.

>The second category is safety. Is there a leak, is something not wired properly? is there something that poses a health and safety risk?  This is the item you will want to focus on asking the seller to repair. 

>The third category is where you can really save money though!

The most important information you want the Home Inspector to tell you about are the major systems of the home.  This is the third category of items on the report. Keep in mind all of those systems have a life span. Some types of roofs last 50 years some have to be replaced every 15-20 years. Which type of roof does your new home have?  Water heaters, furnaces, and air conditioners all have a life expectancy what are those in your new home? Just because a home looks good cosmetically does not mean the underlying systems are sound. As an example, the house is advertised as having a "New Roof"  sounds great. Take that a step further though and ask what kind of roof?  What is the life expectancy of that roof?  If it was the cheapest kind the life expectancy could be as low as 7 years. If it is another kind you may have a 25-year roof. It is easy to see how those costs are significant in the long run.

By getting this information from your Home Inspector you will know the true cost of your new home. Because after the mortgages, taxes, and insurance are paid you still have to keep the systems that make up the home in good condition. Systems with lots of life left in them actually net you more money in the long run.
